Dubai Investments plans to offer 20% of the shares of its subsidiary, DIP Holding, for public subscription, in the first IPO in the UAE during 2026, with trading of the shares to begin on the Dubai Financial Market next November, according to a disclosure issued by the company on Monday.
Dubai Investments plans to sell approximately 1.74 billion outstanding shares of DIB Holding, representing 20% of its issued capital. The subscription period will begin on October 27 and continue until November 3, with the shares expected to be listed and begin trading on or near November 11, subject to regulatory approvals and market conditions.
Dubai Investments Park, spanning 23 million square meters, was established in 1997 and includes warehouses, hotels, retail outlets, schools, and medical centers, making it one of the largest mixed-use developments in the emirate. Dubai Investments had previously stated that it might offer a 24% stake in the unit.
The disclosure did not specify the price range for the offering or its total target value. Dubai benefited from a property boom in recent years, but sales slowed as demand from foreign investors declined following the Iranian attacks on the UAE at the start of the war. Despite the decrease in the number of transactions, property prices and rents remained largely stable, with values registering only a slight decline, as Bloomberg reported earlier.
Dubai Investments shares rose 3.2%, the highest daily gain in five months, during trading on the Dubai stock exchange.
Dividends amounting to AED 750 million
DIB Holding expects to distribute cash dividends of AED 700 million for 2026, rising to AED 725 million in 2027, and then to AED 750 million in 2028, with its intention to adopt a policy of distributing dividends semi-annually, after obtaining the necessary approvals.
The first post-IPO cash distribution is expected to be around AED 350 million, payable in April 2027 for the second half of 2026, with eligible investors participating in the IPO benefiting from distributions for the entire second half period, and not just the period following the anticipated listing in November.
The company allocated an additional tranche equivalent to 2% of the offering shares to eligible individual shareholders in Dubai Investments, with eligibility for participation determined according to share ownership on October 28, provided that they are purchased by October 26.
The proceeds from the sale of the shares will go to Dubai Investments, which intends to allocate most of them to expanding its business, in addition to meeting its general corporate needs.
Listing volumes in the Gulf have plummeted this year after the region had been a thriving hub for initial public offerings, as the regional war exacerbated a broader market slowdown. Stock markets across the region have declined since the war began, with the exception of Oman, and the Dubai Financial Market index has fallen by about 9%, according to Bloomberg.
Half-year revenues of AED 492 million
DIB Holding achieved revenues of AED 960 million during 2025, while recording adjusted earnings before interest, taxes, depreciation and amortization of AED 678 million.
During the first half of 2026, the company's revenues amounted to AED 492 million, and adjusted earnings before interest, taxes, depreciation and amortization (EBITDA) amounted to AED 355 million, with a profit margin of 72%, while the cash conversion ratio was 97%.
The company bases its growth plans on opportunities to repric land leases according to contracts, expand its subleasing activity, and convert the uses of some land parcels to higher-value activities, according to the disclosure.
Bloomberg reported in September 2025 that the valuation of Dubai Investments Park could range between 8 billion and 10 billion dirhams ($2.2 billion to $2.7 billion).
Land occupancy is approaching 100%
DIP Holding owns all shares of Dubai Investments Park Development Company. The complex serves about 1,000 tenants, has about 5,700 sublease contracts, and more than 150,000 residents, while the occupancy rate of leased land reached 99.9% by the end of last June.
The complex benefits from its location near Jebel Ali Port and Al Maktoum International Airport, within Dubai’s southern corridor, which is witnessing an expansion in infrastructure projects and economic activities.
Dubai Investments was established in 1995 and is an investment group listed on the Dubai Financial Market. It operates in sectors including real estate, industry, healthcare, education, services and financial investments, with total assets exceeding AED 23.9 billion.
